Purpose

This interactive Hotel Conversion Estimator helps users estimate patient beds, staffing needs, clinical equipment costs, conversion costs, and information technology (IT) costs by entering key characteristics of a potential hotel site. Use this application alongside the Hotel Conversion materials.

The Hotel Conversion Estimator is part of the Hotel Conversion materials produced by Team Colorado and the University of Colorado Anschutz School of Emergency Medicine. The Hotel Conversion Materials are available at www.hotel2hospital.info.

Assumptions

The Hotel Conversion Estimator Tool is based on a set of assumptions:

1. Not all hotel rooms will be converted to patient rooms. In this tool:
   • 20% are allocated to support spaces such as nurses’ stations and utility rooms
   • 80% of hotel rooms are available for patient rooms
   • Of this 80%, 10% are allocated for ICU patients and 80% are allocated for medical-surgical patients.  
2. Of that 80%, 10% will be ICU beds and 90% will be medical-surgical beds.
3. An Intensive Care Unit has up to 10 patient beds, and a Medical-Surgical Unit has up to 25 patient beds.
4. Cost estimates are based on the Colorado market as of September 2025 (the latest version of the Hotel Conversion Materials).  A yearly 5% inflation rate is incorporated into the costs.  Actual costs may vary by market conditions, location, and project scope.  
5. Staffing estimates are based on national averages and subject matter expert input. Adjustments may be needed for required staffing ratios or Partner Hospital preferences.

Instructions

1. Complete the three steps in the tool:  Step 1: Room Count, Step 2: Hotel Type, and Step 3: Service Selection. 
2. Review the Hotel Conversion Live Estimates as you make selections.  
3. The final page will display the live estimates.  Review the detailed estimates for staffing, equipment costs, conversion costs, and IT equipment costs.  
4. Use the Download button to create a PDF or share a link.  
5. Use Start Over to begin a new estimate.
